1. Strategic Timeline & Administrative Steps

Buying remotely typically takes 30–45 days from offer acceptance to closing.
 
  • Virtual Due Diligence: High-net-worth buyers often use live video walkthroughs for initial vetting. For unlisted luxury estates, access is often restricted to those with a verified Proof of Funds (POF) letter dated within 30 days.
  • Inspections: Coordinate with Nevada-licensed inspectors who provide comprehensive photo/video reports, especially if you cannot attend in person.
  • Remote Closing: You can often wire funds to the title company and utilize remote notarization, though final possession dates should be firmly established in the contract. 

2. Securing the 3% Property Tax Cap 

In Nevada, property taxes are not based on your purchase price.
 
  • Initial Status: When you buy a home, the previous owner's tax abatement (the "cap") is removed from the record.
  • The Verification Card: After July 1, the Clark County Assessor will mail an Owner-Occupancy Verification Card.
  • Action Required: You must sign and return this card to claim the 3% primary residence cap. If you do not, the property may default to an 8% cap.
  • Base Year: Note that for newly constructed homes, the cap usually does not apply in the first year as the "base" tax must first be established. 

3. Establishing Legal Residency (Domicile)

Simply owning a home does not make you a Nevada resident for tax purposes. 
 
  • The 30-Day Rule: Once you move, you must obtain a Nevada driver’s license and register your vehicles within 30 days.
  • Physical Presence: Generally, you should spend the majority of the year (183+ days) in Nevada to satisfy most domicile requirements.
  • Declaration of Domicile: You can formalize your intent by filing a sworn statement with the Clark County Clerk.
  • Severing Ties: To avoid audits from high-tax states like California or New York, it is critical to update your voter registration, bank accounts, and professional affiliations to your new Las Vegas address.
